Planning and Estimates

Yes. We start with the project details and arrange a site visit when needed. Measurements, access, drainage, demolition, preparation, finish, and related work may affect the quote. Photos help with the first conversation, but many projects require an on-site review before final pricing.

Share the property address, type of concrete work, approximate size, current condition, preferred timing, and any plans or specifications you have. Photos are useful. Commercial clients should also send bid documents, site-contact information, work-hour limits, and vendor requirements when available.

Timing depends on project size, demolition, access, weather, site preparation, inspections, concrete availability, and curing requirements. A small residential slab and a phased commercial paving project follow different schedules. We’ll discuss the expected work sequence for your specific project.

Residential Concrete Questions

Replacement may be worth considering when several panels have moved, cracks show a height difference, large areas are breaking apart, water collects near the garage, or earlier repairs keep failing. One isolated crack or corner may call for a smaller repair. We need to see the driveway before recommending a scope.

We install driveway extensions when the property layout and local requirements allow the added area. The plan needs to account for property lines, utilities, easements, drainage, vehicle use, and the connection to existing concrete. A survey or city approval may be required for some properties.

We can discuss the closest practical finish and layout, but an exact match may not be possible. Existing concrete has aged under different weather and use. New concrete may differ in color, texture, aggregate, and joint layout. Those differences often remain visible, especially where old and new sections meet.

Concrete may crack under some conditions. Soil movement, moisture changes, temperature, loads, slab shape, and other site factors may play a part. Preparation, reinforcement, and planned joints address specific parts of the installation, but we don’t promise crack-free concrete.

Curing time depends on the concrete, weather, slab, finish, and expected load. Walking, setting furniture, and driving may have different waiting periods. Follow the project-specific instructions we provide after placement rather than using a general timeline from another project.

Commercial Concrete Questions

Many commercial projects can be divided into phases when the property layout allows it. The plan needs room for demolition, hauling, forming, concrete delivery, finishing, and protected curing. We’ll discuss entrances, tenant access, deliveries, fire lanes, and work hours before scheduling.

Yes. Provide the current drawings, specifications, addenda, bid instructions, and required schedule. Field conditions still need review. If documents conflict with the site or omit needed details, the owner, contractor, or design professional may need to provide direction before work moves forward.

Work near accessible routes, ramps, doors, curbs, or public walks may require exact elevations, slopes, transitions, and approved project details. Project drawings or engineering may set the required design.

The proposal should identify the work area, quantities, demolition, disposal, excavation, base preparation, forms, reinforcement, concrete, finish, joints, cleanup, schedule, and phasing included. It should also list assumptions, exclusions, document references, and work assigned to other trades.

Installation, Drainage, and Care

Concrete needs support beneath the slab. Excavation creates room for the planned section. Grading sets elevations. Base preparation and compaction create a more uniform support surface where site conditions allow. The required preparation depends on the soil, existing material, load, drainage, and project design.

We review where water enters the area, how it crosses the property, and where an appropriate outlet exists. New elevations must connect with doors, garages, walks, streets, drains, and neighboring surfaces. Some sites need separate drainage work or input from another professional.

Concrete changes dimension during curing and later temperature or moisture changes. Joints create planned lines where some movement can occur. Their location depends on slab shape, dimensions, corners, columns, drains, and adjoining concrete. Cracks may still appear outside a joint under some conditions.

Conditions under an existing slab aren’t always visible before removal. Soft material, voids, buried debris, roots, or earlier utility work may change the needed preparation. We’ll document the condition and discuss work outside the original scope before proceeding with an added item.

Follow the instructions provided for your specific slab and finish. Keep vehicles, furniture, equipment, and other loads off the surface until the stated time. Decorative finishes may have separate cleaning or resealing needs. Ask before using chemicals or pressure-cleaning methods that may affect the surface.
